Home care.
Done on
a schedule.
The little stuff that turns into big stuff if nobody gets to it. I'll get to it.
Pick the items that matter most from the checklist: filters, detectors, caulk, gutters, vents. You get a written list of what I did and anything that needs a closer look. For homeowners and landlords.

What happens if you find something bigger?
I tell you, write it down, and give you a straight price. Nothing extra gets done without your OK. Small fixes I can knock out in the visit, I just do.
The home care checklist

Every visit includes
- A written list of everything I did
- Anything that needs a closer look, with a straight price
- If it needs a licensed plumber, electrician or HVAC tech, I'll tell you
What I don't do
I'm a licensed residential builder — not a licensed plumber, electrician or HVAC mechanic. I'll do visual checks and basic maintenance, like changing filters, cleaning around your furnace or AC, and swapping a worn outlet. Plumbing repairs, re-wiring, new circuits, and furnace or AC mechanical work need a licensed pro, and I'll point you to one.
Heads up on old parts
Some parts of a house haven't been touched in years. A shut-off valve that's never been turned, or an old water heater drain valve, can start leaking the first time it's opened. If that happens, I'll do my best to stop the leak, but the repair may need a licensed plumber at your expense. Same goes for old wiring behind an outlet or soft wood behind old caulk — I'll show you what I find and talk with you before going any further.
